If you’ve recently been through the process, you could be tempted to sell your house on your own. But before you do, you need to realistically assess whether you have the time to sell it yourself. Half of “for-sale-by-owners” end up going through an agent. Selling a home is a lot of work. So let’s walk through a brief overview of the process so you know what to expect.

Step 1: find an agent

Find a real estate agent to sell your home. Here’s what to look for in an agent and why:

Communication. You need someone you can speak to openly and honestly. You want an agent who stays in communication with you throughout the process.

Customer service. You want an agent who provides excellent customer service when working with potential buyers for your home. You want an agent who treats you with respect as well.

Once you’ve decided to sell, get your financial house in order. Unless your house is paid off, you need to know exactly what’s left on your mortgage. Remember, that amount has to be paid off from the proceeds, so don’t spend your money just yet.

STEP 4: List it

Now you that you know what your home is worth and you have your home staged its ready to list it on the market!

We Realtors know how to market properties and that starts with high quality photos. This is what draws your buyer in, gets their attention and where your staging efforts can shine. Now more than ever having a video tour is a great tool as well to help buyers understand the layout of your home that they may not be able to see through photos. All of these marketing tools will give you the advantage to get your listing in front of as many qualified buyers as possible.

STEP 5: Accepting an offer

In a perfect world, you would receive a full-price offer and simply say, “yes” to it. In the real world, your home could sit on the market too long, and you might need to reduce the price. On the other hand, you could receive multiple offers. Now what do you do? Which offer should you accept?

Negotiation is the hallmark of this step in the process, and this is where your agent can guide you to a successful sale. Potential buyers make offers, and you can make a counter-offer. What’s negotiable? Certainly the purchase price is negotiable, but buyers might ask you to make repairs or cover part of the closing cost, or buyers might be interested in purchasing some furnishings along with the house. Your agent can help you sort it all out.


You’ve reached an agreement, if you agreed to make repairs during inspection period, get those done – Next, Appraisal (if buyer is financing the home) need to be conducted and signed off. Your Realtor will order a title search to make sure there is nothing to hold up the transferring of your property. When all parts of the initial agreement are checked off, you’ll review the closing costs which includes transfer tax, property tax proration, title policy, mortgage payoffs and commission. Yes, sellers have their own closing costs so always ask your Realtor what costs are associated to sell! That’s why you hired us….

We will schedule a closing with the title company to sign the papers and it’s time to hand over the keys. Congratulations! Now you can open that bottle of champagne!
