Selling your home can feel bittersweet. Your head knows that it’s time to move on, but perhaps your heart isn’t ready to let go. And if that weren’t enough, you have a figure in mind for what your home is worth, but how much will you be able to sell it for? Will it be enough to get you into your next home, or will you be disappointed?
And if you’re selling your home and looking to buy a new one, how will you coordinate buying and selling? You don’t want to pay mortgages on two homes, but you don’t want to be left without a place to live either.
If you’ve recently been through the process, you could be tempted to sell your house on your own. But before you do, you need to realistically assess whether you have the time to sell it yourself. Half of “for-sale-by-owners” end up going through an agent. Selling a home is a lot of work. So let’s walk through a brief overview of the process so you know what to expect.
Quick Tips to Selling Your Home Fast
Step 1: find an agent
Find a real estate agent to sell your home. Here’s what to look for in an agent and why:
Communication. You need someone you can speak to openly and honestly. You want an agent who stays in communication with you throughout the process.
Customer service. You want an agent who provides excellent customer service when working with potential buyers for your home. You want an agent who treats you with respect as well.
Staging expertise. You want an agent who can advise you on every detail. An agent who pays attention to staging is someone who knows what will attract buyers.
When you have your agent signed up, you’re ready to take your first step.
STEP 2: PREPARING TO SELL
To help you determine what your home is worth, we as Realtors provide you with a Market Analysis. This information will allow you to see what comparable properties in your area have sold for and what Active comparable properties you will be competing with once listed for sale.
Realtors know their local market and how to handle these situations, trust their advice and know their goal is to get you the most value out of your home!
STEP 3: Staging
Staging is essential. Your Realtor can help you with this too! Sometimes changing the placement of furniture can open up a space and change the whole feel of the home. When we come through your home we are more than happy to extend our services to help you get your home ready to sell.
Also, Don’t forget the outside of your home. First impressions are everything and the exterior is the first thing buys see, so ask yourself “Does the exterior need sprucing up?” Curb appeal does make a difference. keep the lawn mowed and leaves raked. Add some colorful pots of flowers and put out a fresh welcome mat.
STEP 4: List it
We Realtors know how to market properties and that starts with high quality photos. This is what draws your buyer in, gets their attention and where your staging efforts can shine. Now more than ever having a video tour is a great tool as well to help buyers understand the layout of your home that they may not be able to see through photos. All of these marketing tools will give you the advantage to get your listing in front of as many qualified buyers as possible.
Once you go live on the MLS be ready for showings. Try and be flexible to get buyers through the door, if you appear difficult this could deter a buyer from writing an offer from fear of working with a difficult seller. Buyers will evaluate your home with a critical eye. Having your Realtor represent you takes this emotional stress off your shoulders.
Lastly, be ready for an open house! This is a Realtors favorite event, we get to open your house to the public and allow a casual atmosphere to get as many potential buyers through it, if buyers see your open house is busy this may get them to submit an offer for fear of missing out on a good home. This also gives us Realtors a chance to pre-qualify your potential buyer too!
STEP 5: Accepting an offer
In a perfect world, you would receive a full-price offer and simply say, “yes” to it. In the real world, your home could sit on the market too long, and you might need to reduce the price. On the other hand, you could receive multiple offers. Now what do you do? Which offer should you accept?
Negotiation is the hallmark of this step in the process, and this is where your agent can guide you to a successful sale. Potential buyers make offers, and you can make a counter-offer. What’s negotiable? Certainly the purchase price is negotiable, but buyers might ask you to make repairs or cover part of the closing cost, or buyers might be interested in purchasing some furnishings along with the house. Your agent can help you sort it all out.
Step 6: CLOSING
You’ve reached an agreement, if you agreed to make repairs during inspection period, get those done – Next, Appraisal (if buyer is financing the home) need to be conducted and signed off. Your Realtor will order a title search to make sure there is nothing to hold up the transferring of your property. When all parts of the initial agreement are checked off, you’ll review the closing costs which includes transfer tax, property tax proration, title policy, mortgage payoffs and commission. Yes, sellers have their own closing costs so always ask your Realtor what costs are associated to sell! That’s why you hired us….
We will schedule a closing with the title company to sign the papers and it’s time to hand over the keys. Congratulations! Now you can open that bottle of champagne!
Time is money.
An over-priced house will sit on the market and your profit will evaporate. A fair market price will result in a faster sale, keeping a profit in your pocket.
Value vs. Cost.
You value your home, but buyers aren’t purchasing your family memories. Be cautious about over-improving your home; the return on investment doesn’t always pay off as much as you are hoping for.

Keep it sweet and simple! Be flexible about showings. Avoid contingencies whenever possible. Be ready to move out on the buyer’s timetable.
